Inspection Policy
Effective 8 October 2026Last updated 8 October 2026
An inspection lets you see a property in person before you decide to rent it. Photos and descriptions help, but nothing replaces seeing a home yourself, so we recommend inspecting any property before you pay rent.
1. Who can book
You need a CribAssist account with a verified identity. You can verify from your profile in a few minutes.
2. Booking and payment
- Choose one of the inspection times the landlord or property manager has made available on the property page. If no times are shown, check back later.
- The inspection fee is ₦5,000 per property, paid securely through Paystack when you book.
- Your chosen time is held for 15 minutes while you pay. If payment is not completed in that time, it may be released to someone else.
- Once your payment is confirmed, the booking appears on your dashboard and the landlord or property manager confirms or declines it. If they decline, your fee is refunded automatically.
The inspection fee is paid to CribAssist and covers arranging and carrying out your inspection. Landlords and property managers may not charge you anything for an inspection.
3. An inspection does not reserve the property
Booking an inspection does not reserve the property. Someone else may rent it before or after your inspection. To secure it, you need to rent it through CribAssist — see the Rental & Booking Policy.
4. Where to go
For everyone's safety, listings show only the general area of a property. Once your booking is confirmed, the inspection address or meeting point appears with your booking on your dashboard, visible only to you.
The address you are given is saved with your booking, so later changes to the listing do not affect it. If the landlord or property manager needs to meet you somewhere else, they must tell you directly. If anything is unclear, contact us.
5. At the inspection
- Arrive on time — other renters may have booked inspections close to yours.
- Bring a valid form of identification.
- Check what matters to you: water supply, electricity and meter, locks, doors and windows, signs of damp or damage, and the surrounding area.
- Ask about anything the listing does not cover, such as utility arrangements and the move-in date.
- You are welcome to bring someone you trust.
6. Rescheduling and cancelling
Paid bookings cannot currently be rescheduled, and a booking you cancel is not refunded, so please check the time carefully before you pay. You can cancel from your dashboard at any time before the inspection.
If the landlord or property manager cannot make the booked time, you will get your fee back: either they decline the booking, which refunds you automatically, or you report it to us as described below. You can then book another available time.
7. If the inspection does not happen, or the listing is wrong
Tell us through Contact & Support as soon as possible — ideally the same day — if:
- the landlord or property manager did not show up or did not give you access at the booked time; or
- the property is materially different from the listing, or was not actually available to rent.
In these cases you are entitled to a full refund of the inspection fee, as set out in the Cancellation & Refund Policy. We will also review the listing, which may be suspended or removed.
8. Missed inspections
If you do not attend a confirmed inspection, the landlord or property manager may record it as missed, and the fee is not refunded. If you attended and believe it was recorded incorrectly, contact us.
9. Staying safe
- CribAssist staff do not usually attend inspections. You will meet the landlord, the property manager or someone acting for them.
- Where possible, inspect in daylight, tell someone where you are going, or bring someone with you.
- Never pay any money at an inspection. Inspection fees and rent for CribAssist listings are paid only through CribAssist.
- Leave if you feel unsafe, and report the listing to us.
- In an emergency, call 112.
10. What an inspection is not
An inspection is your opportunity to view the property. It is not a professional survey or structural assessment, and it does not confirm who owns the property.
