Landlord & Property Manager Terms
Effective 14 October 2026Last updated 14 October 2026
These terms apply when you list a property on CribAssist as a Landlord or a Property Manager (a "Lister"). They apply in addition to our Terms of Service. Where the two differ on a listing, payout or rewards matter, these terms apply.
1. Who can list
- Landlords own the property they list, or are otherwise legally entitled to let it.
- Property Managers manage properties on behalf of owners and have the owner's authority to let them.
A Property Manager does not need to link their account to the owner's, and the owner does not need a CribAssist account. As a Property Manager, you are responsible for holding the owner's authority for every property you list.
2. Your authority to let
By listing a property, you confirm that you are entitled to let it on the terms you advertise. We may ask for evidence of your ownership or authority at any time, and may suspend or remove a listing if you cannot provide it.
3. Accurate listings
You are responsible for keeping everything in your listing accurate, complete and up to date:
- Description and features must describe the property and unit as they are now.
- Photos must show the actual property and unit, be reasonably current and not be edited in a misleading way. You must have the right to use them.
- Rent is set per unit and must be the full yearly rent for that unit.
- Required move-in fees — every fee a renter must pay to move in, such as legal, agreement, caution or service fees, must be listed with an accurate label and amount. You must not ask a renter for any move-in charge that is not shown on the listing.
- Refundable fees, such as a caution fee, must be marked as refundable and returned in line with your tenancy agreement.
- Recurring fees, such as a monthly service charge, are collected once at move-in through CribAssist. Later payments are arranged directly with the renter.
- Optional fees may be listed for information only. They are never added to the renter's payment and must not be made a condition of renting.
- Availability — only mark a unit as available if it is genuinely available to rent now, and update it as soon as that changes. Units are marked reserved or rented automatically when a renter starts or completes a rental.
4. Listing review
When you submit a listing, CribAssist reviews it before it is published. We may approve it, ask for changes or decline it. Only approved listings are shown publicly, with a Verified badge.
We may review a listing again at any time and may suspend or archive it if we believe it is inaccurate or breaches these terms. Some changes, such as editing a unit that is reserved or rented, are not possible until that rental is complete.
You can verify your identity from your profile. Listers with a verified identity show an Identity Verified badge on their listings. We may require identity verification before publishing a listing or sending a payout.
5. Inspections
- Only offer inspection times when you, or someone acting for you, can show the property.
- Confirm or decline each booking promptly. If you decline, the renter is refunded automatically.
- Attend confirmed inspections on time and give the renter access to the property as listed. If an inspection does not happen because of you, the renter is entitled to a refund.
- Record each inspection accurately as completed or missed.
- Never charge renters for an inspection or ask for money at an inspection.
The ₦5,000 inspection fee is paid by the renter to CribAssist. It is not paid to you.
Set a private inspection address or meeting point for each property. Renters only see it once you have confirmed their paid booking, and you cannot confirm a booking until it is set. The address is saved with each confirmed booking, so if plans change after you have confirmed, tell the renter directly. Do not put the exact address in your public description or photos.
6. Rentals
A renter with a verified identity can rent an available unit on an approved listing directly, without waiting for your approval. By keeping a unit marked as available, you agree to let it to a verified renter who pays the full amount shown, on the terms you advertised.
Once a renter's payment is confirmed, you must:
- arrange the handover of the property as advertised, promptly;
- provide a tenancy agreement consistent with the listing; and
- respond to CribAssist promptly if the renter reports a problem during the Transaction Protection period.
You must not ask a renter to pay rent or fees for a CribAssist rental outside the platform.
7. Commission
CribAssist charges a commission of 8% of the rent paid through the platform, or 5% of the rent on a renewal arranged through CribAssist. It is deducted from your payout and is never added to what the renter pays. Commission is not charged on move-in fees.
The rate that applies is the one in effect when the rental is paid, and it is fixed for that rental. We will give you advance notice before changing our commission rate.
8. Payouts
- What you receive: the rent, minus commission, plus the required move-in fees paid by the renter.
- When: once the renter's Transaction Protection period has ended with no open problem report, the payout becomes available in your Payouts page, usually within a day. Protection lasts until the renter has the keys, and then 48 hours if they inspected the property through CribAssist or 7 days if they didn't. Mark the keys as handed over on the rental page: if the renter does not confirm or report a problem within 3 days, the keys are treated as received. Only mark a handover once the renter actually has the keys. Marking a handover that did not happen is a breach of these terms: CribAssist may refund the renter from the payment we are holding and suspend your account.
- Your bank account: add your payout bank account in your Payouts page. We confirm the account with your bank through Paystack. A bank account can be used by only one CribAssist account.
- Withdrawing: request your payout from your Payouts page and it is sent to your bank account by transfer through Paystack. For your security, adding a bank account and withdrawing require two-step verification with an authenticator app. Bank processing times vary.
- Holds: we may hold a payout while a problem report is open, where we reasonably suspect fraud or a breach of these terms, or where the law requires it.
- Refunds and reversals: if a rental is refunded after a problem report, no payout is made for it. If a payout is made in error, or the original payment is reversed, you agree to repay the amount.
- Taxes: you are responsible for any taxes due on your rental income.
9. Rewards
₦5,000 signup bonus
Landlord and Property Manager accounts receive a one-time ₦5,000 bonus when their first rental through CribAssist completes its Transaction Protection with no refund. You can then withdraw it from your Payouts page. The bonus is paid once per account.
Referral rewards
Landlords and Property Managers can invite other landlords and property managers with their personal referral link. When someone who signs up as a new Landlord or Property Manager through your link completes their first rental through CribAssist, you earn 1% of that rental's yearly rent, up to ₦20,000. Move-in fees are not included. You can withdraw referral rewards from your Referrals page.
Referral rewards cannot be earned by referring yourself or an existing account. We may cancel a bonus or referral reward obtained through fraud, fake rentals or a breach of these terms.
10. Tenancy dates and renewals
Each rental through CribAssist is a fixed 12-month tenancy that starts when the renter receives the keys. If the renter moved in on a different day, you can correct the start date once from the rental page; we tell the renter when you do.
Six months before a tenancy ends, we ask whether you will renew. You can offer a renewal with a new yearly rent and a date for the renter to respond by. A renewal includes the property's recurring charges, but not one-time fees or a new caution deposit: the existing deposit carries over. A rent increase must be offered at least 3 months before the tenancy ends; you can offer the same or a lower rent until the end.
When the renter pays a renewal, we hold the payment until the new tenancy year starts, then pay it out, less the 5% renewal commission. You must not ask a renter to pay a renewal outside CribAssist.
If you will not renew, tell the renter from the rental page in good time. Telling them through CribAssist is not a notice to quit. Ending a tenancy, and recovering the property if the tenant stays, must follow the law, including any notice it requires and, where needed, a court order. You must never lock a tenant out, remove their belongings or threaten them to make them leave.
When a tenant moves out, confirm it on the rental page so the unit can be let again. Only confirm a move-out that has actually happened.
11. Problem reports and disputes
A renter can report a problem during the Transaction Protection period. We will contact you, and you must give us accurate information promptly. CribAssist decides whether the rental goes ahead or the renter is refunded from the payment we are holding. Our decision does not limit any other legal rights you or the renter may have.
12. Things you must not do
- list a property you are not entitled to let, or a property or unit that does not exist;
- advertise a price, fee or feature you do not intend to honour, or change the terms after a renter has paid;
- ask for payment outside CribAssist for an inspection or rental arranged through CribAssist;
- discriminate against, harass or mislead renters; or
- create duplicate listings for the same unit.
13. Suspension and removal
If you breach these terms, we may ask you to correct your listing, suspend or remove listings, restrict your account or close it. Where we reasonably suspect fraud, we may also hold payouts and rewards while we investigate, as the law allows.
14. Ending your listings
You can mark your units unavailable, archive or delete a listing yourself from its page, or ask us to close your account, at any time. A listing that has had inspections or rentals can be archived but not deleted. Your obligations for rentals already paid for continue, including handing over the property and responding to problem reports.
